At CJ Residential we take care of everything for you. From set up to giving your guests a wonderful experience you won't have to lift a finger.
The boring bits. We will ensure that you and your property have all the necessary Regulations and Health and Safety aspects covered. We'll also keep you up to date with any changes in regulations and advise you on how to comply.
Maximising your income. We will market your property on the major holiday lettings platforms, and never drop the price below the minimum you set. We constantly monitor prices to help you maximise your occupancy.
Our set up fee includes a full contents and condition inventory, a full assessment of the facilities and amenities with recommendations for optimal guest comfort, a maintenance assessment and advice on a planned maintenance programme together with a full checklist of legally required documentation and checks. If your property needs additional furnishings or amenities we can source and install these for you at cost plus 10% which includes collection or being available to take delivery. We will also arrange and supervise all maintenance with pre-approved contractors.
Good looking! If your property would benefit from new professional photographs we can arrange that for you for a fixed fee of £195. Properties with beautiful photographs get more bookings and can charge a higher price per night.
Our fee for managing your property is 20% of the gross rental income, subject to a minimum fee of £100 per month, together with a cleaning fee of £110 for each booking changeover. For this we take the property under our wing managing all advertising and promotions, enquiries and bookings, communicating with guests, acting as first responders for guests’ needs, organising the cleaning crew between bookings and arranging routine and emergency maintenance. We can arrange a 'meet and greet' with your guests, price dependent on location. We provide you with a monthly financial reconciliation together with the reviews from your guests from the previous month. Your income after costs will be remitted to you within 14 days of the end of each month; we only hold back a small float (normally £500) to deal with emergencies.
